How do I schedule a showing?

To schedule a showing, you must first complete an application through our website and be approved. All communication regarding applications and scheduling is handled via email to ensure an efficient process. Once approved, we will email you to arrange a viewing time. This ensures all prospective tenants meet our screening criteria prior to viewing.

How can I apply for a property?

Applications must be completed online through our website: wisconsinpropertymanagers.com. We do not accept paper applications. Please navigate to the specific property listing on our site, fill out the online application form completely, and submit it for review.

What is the application fee?

The application fee is $35 per applicant. An application is required for every individual over the age of 18 who intends to reside in the property. Please be aware that application fees are non-refundable.

Why is the application fee non-refundable?

The non-refundable application fee covers the direct costs associated with processing your application, which includes conducting thorough credit and background checks for each applicant. These checks are essential for maintaining a reliable tenant community. As the fee pays for these third-party services, it cannot be refunded, irrespective of the application outcome.

How long will it take to review my application?

We strive to process applications promptly. You can typically expect a decision communicated to your provided email address within two business days of submission. We will contact you if any further information is required during the review process.

Do you allow pets?

Pets are generally allowed in most properties, but policies can vary based on the specific property owner's preference. Please check the individual property listing for detailed information regarding pet acceptance, potential restrictions, or additional requirements.

Do you have a pet deposit or pet fee?

Yes. We require a one-time pet deposit of $200 (this amount is the same regardless of the number of pets). Additionally, there is a recurring monthly pet fee of $50 per pet.

Do you accept Section 8?

Section 8 housing vouchers are accepted at select properties. Acceptance varies by location, so please consult the specific property listing to confirm if Section 8 is applicable for that unit.

How can I submit a notice to vacate the property when it is time to move out?

When it's time to move out, sending a notice to vacate the property to the property owner is a mandatory requirement. Tenants must inform the property owner no less than 60 days before the intended move out date. Penalty fees may apply in the event the notice to vacate is submitted late. How much money do I need to move in?

Before you can move in, the following payments are required: Security Deposit (typically equal to one month's rent), First Month's Rent (this may be prorated depending on your move-in date), and a one-time Move-In Fee. The exact total amount will depend on the specific lease terms and any prorated rent calculations. These funds are due prior to taking possession of the property.
